What all do i need to do in order to open my own pub?

I am very interested in starting a business. being specific, i would like to open my own pub in the town i live in. being because there are only bars here and nobody has yet to experience a pub. however, there is a pub around here, but its almost 45 mins. away from the town i live in. i am in the process of looking at some real estate that would make a good home to a pub. being part Irish, i prefer the pub atmosphere over a bar. at pubs you can relax, eat good food over a pint or two of guinness or your favorite draft. and there is music. at bars, you go for one thing, getting drunk and trying to get laid. yeah you can do it at pubs too, but its just more laid back and.."homey" if you will. but back to the question at hand, after i purchase some real estate, what would i have to do in order to get the place good to go? i thank anybody and everybody to some helpful insight into this matter. thank you very much. yes, i know i can just ask a courthouse official or something like that, but i like getting outside opinions, and maybe some helpful tips from fellow pub owners, or bar owners
